LOCATION

The Pomotawh Ranch is located 18 miles northeast of Paonia, Colorado via county road 133 into the scenic Anthracite Creek valley. Situated between Crested Butte and the Paonia Reservoir, the Pomotawh Ranch has access to a number of high quality recreation amenities. Serviced by year round regional carriers; the Aspen Airport (70 miles to the south) and the Grand Junction Walker Field Airport (90 miles to the west) are both major hubs for the Western Slope of Colorado. World class skiing, and snowmobiling can be found in Aspen and Crested Butte area.

ACREAGE AND DESCRIPTION

The name “Pomotawh” came from the Navajo language meant or referred to "Great Mountain". The ranch was named this in reference to the near-by Ragged Mountain range which figures so prominently in the view corridor. County road 12 is the northern boundary of the ranch with the remaining three sides bordering private property. The main portion of Pomotawh is situated on the valley floor at approximately 7,100 feet in elevation and is generally level, the topography then changes into benches of aspen and pine overlooking the creek as it flows through the property in a westerly direction. Custom pipe fencing surrounds the improvements and pastures, the 30 acres of irrigated grass meadows have been fenced and cross-fenced into various sizes of pasture. A well planned ditch system runs through the irrigated meadows and fills one pond with a possibility of adding another quarter acre pond, the ditch ends by flowing back into the creek. This flow provides a live-water source throughout the grass meadows.

WATER

Anthracite Creek runs through Pomotawh Ranch for approximately one and one and a-quarter miles. Fishermen will find a variety of fish including browns, rainbows, and cutthroat trout. Whether you’re spinning, fly fishing or bait casting your chances of getting a bite are good. Water rights include 2.5 +/- CFS out of the Layton Cloone Ditch and 2.0 CFS out of the Filmore Ditch. IMPROVEMENTS

The main residence of the Pomotawh Ranch is a custom built, luxury home, approximately 4,815 square feet built 1995. There are five bedrooms and four baths, on two levels including a great room, custom rock fireplace, and generous decks to capture the surrounding views. Other ranch improvements include a 50x60 heated shop, 60x120 barn with lab/vet room and 15 stalls, 30x100 three-sided barn for hay storage, 20x15 three-sided barn with attached outside runs, and a covered 60 foot round pen. A 14x18 square foot office building is situated at the entrance to the shop and barn area, complete with telephone, internet access and an intercom system from the main house. Three log cabins each 24x12 are located east of the main house. All are heated year round with underground power and are situated near the pump house and laundry facility. Current county permits allow for an additional seven cabins to be built in the future.
